Barnfield House is a very special place - set in wonderful grounds of over two acres with glorious views across fields and woods, offering beautifully furnished, gracious family accommodation. The house is situated on the outskirts of the Kent village of Hawkhurst - famous for its feared Gang of Smugglers from 1735 to 1749. Drink at the same pub as they did - The Oak and Ivy Inn, still thriving today!  The village has a white weather boarded colonnade of speciality shops, "Kino" a digital cinema with cafe and a variety of restaurants and pubs. Its central location means this is a brilliant base for touring all over Kent and Sussex. Trains to London and Hastings from Etchingham - five miles.  Shop: 0.25 miles  Pub: 0.25 miles Coast: 17 miles

Sitting Room is opulent with furnishings including a Chinese dresser, Indian pouffe and carved table and the centre piece is the very comfortable leather four seater sofa with masses of cushions to sink into and watch the large flat screen TV/DVD with full Sky package
Study/Playroom is a relaxed space for adults and children alike to retire to for peace and quiet or to watch their own DVDs on the TV hidden in the oriental cabinet. Two seater sofa, large bean bag, occasional table and well stocked bookcase. the wireless router is in this room
Kitchen has stripped floorboards and is exceedingly well equipped - including a gas range cooker and double oven, combination microwave oven, fridge/freezer and dishwasher. There are also many extras including mixers, blenders and utensils to please most chefs. Lovely farmhouse kitchen table with eight chairs

is the Master and has amazing views across the grounds to the fields beyond. Bedroom 2 is a twin room with great views over the rear garden and has bedside tables, storage cabinet and hooks for clothes hanging. In the hallway is an airing cupboard

Two acres of grounds laid mainly to lawn with mature shrubs and trees and a small apple orchard. There is a very large, deep, unfenced pond at the bottom of the garden so children MUST be supervised at all times.

On the sweeping drive directly outside the property.
Heating: Gas central heating and working fireplace.
Also Provided:First basket of logs supplied - subsequent baskets £3 each (honesty box!). Telephone for incoming calls.
